Note: terms and conditions must be read and agreed with before making any telephone or online booking with us.


You may be requested to provide a security/damages bond on arrival, the amount of £20 per person may be requested.

Although we are a group booking hotel, you must at all times consider our neighboring hotels and ensure you are not causing any issues with public safety, public nuisance or behaving in any manor deemed to be against the law.

The bond payable will be non refundable in the event of any unacceptable behavior which does or is likely to cause alarm, harrasment, distress or disturbance to other guests or to those residing in/visting surrounding properties.


Our hotel operates on a no excessive noise, no nuissance, no anti-social behavior policy. If you are found to be making excessive noise or any of the above, you will be evicted from the hotel and will not be reinbursed any payments, including losing your bond.


Our accommodation has standard rules that are designed to ensure that we comply with regulations relating to matters such as fire, health and safety, and to enhance the comfort and wellbeing of all our guests.

We reserve the right to terminate your booking immediately without being liable for any refund or compensation where you or anyone of your party engage in unacceptable behavior that causes a disturbance or nuisance to other guests at our hotel.

For the avoidance of doubt this also includes being rude or abusive in any way to the accommodation businesses' staff.


Rooms are given on a first come, first come basis and as you will find in your confirmation email (if requested). It is noted that if we do not have the accommodation you requested, we will supply you with an alternative.

Zero Damage Policy

If anyone is found to be damaging or tampering with any hotel property including fire equipment, the group organiser's card will be charged accordingly and any bond may be taken in full.

Cancellation Policy

A non-refundable deposit is required to reserve rooms.
All confirmed bookings must be paid in full before arrival. Payment can be accepted on arrival with prior notification.

It is noted that in the event of any cancellation of any person of the original group, the full amount will be due for the booking amount of persons which was originally was originally placed for.
